Tenant Selection Criteria:


(1) The required information and documentation described below submitted by the  applicant (not including criminal convictions as to Cook County Property) are

evaluated to determine the ability and predictability of the applicant to pay their  rent on a timely basis continuously through the lease term and fulfill the

responsibilities of tenancy; and


(2) At the appropriate time in the application process when the criminal background may be considered (as to Cook County Property after prequalification, i.e.,

satisfying the criteria in step one above, and the applicant has been notified of  prequalification), the criminal convictions will be evaluated (only for the last

three years with Cook County Property) as to (i) whether they negatively affect  the ability of the applicant to pay their rent on a timely basis continuously through

the lease term and fulfill the responsibilities of tenancy; and (ii) whether the  convictions pose a likelihood of harm to other resident’s personal safety and/or

likelihood of serious damage to property.


As to Cook County Property and criteria 2(i)-(ii) above, factors that may be included in  performing the evaluation as to criminal convictions for the last three years

include but are not limited to:


(a) The nature and severity of the criminal offense and how recently it occurred;

(b) The nature of the sentencing;

(c) The number of the applicant’s criminal convictions;

(d) The length of time that has passed since the applicant’s most recent  conviction;

(e) The age of the individual at the time the criminal offense occurred;

(f) Evidence of rehabilitation;

(g) The individual history as a tenant before and/or after the conviction;

(h) Whether the criminal conviction(s) was related to or a product of the  applicant’s disability; and

(i) If the applicant is a person with a disability, whether any reasonable  accommodation could be provided to ameliorate any purported demonstrable

risk, i.e., likelihood of harm to other resident’s personal safety and/or  likelihood of serious damage to property.


APPLICANTS MAY BE DENIED TENANCY IF:


•THEY ARE SUBJECT TO A CURRENT SEX OFFENDER REGISTRATION  REQUIREMENT PURSUANT TO THE SEX OFFENDER REGISTRATION ACT (OR

SIMILAR LAW IN ANOTHER JURISDICTION, OR 

• THEY ARE SUBJECT TO A CURRENT CHILD SEX OFFENDER RESIDENCY  RESTRICTION

Fees for tenant(s) rental application

❑ $65 for EACH occupant on lease


Rental application fee includes:

❑ Employment and income verification

❑ Credit check and history

❑ Identity

❑ Landlord verification and prior rental history

❑ Criminal background check (for Cook County Property this is done only  after the landlord notifies the applicant they prequalified)

To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile (No Pet/Pet/Animal). This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.

Note: For Cook County Property only:

• within five (5) days of obtaining an applicant’s criminal background  check, the Property Manager on behalf of the landlord, must deliver a copy of the criminal background check to the applicant. The Property Manager must complete delivery either (i) in person, (ii) by certified mail, or (iii) by electronic communication (e.g., text, email).


• within five (5) business days from the time the applicant receives the criminal background check from the Property Manager as described above, the applicant has a right to produce evidence that disputes the accuracy or relevance of information related to any criminal convictions from the last three (3) years, or produce evidence of rehabilitation and other mitigating factors related to any criminal convictions from the last three (3) years.

Documents needed for Rental Application:


❑ Online Rental application filled out in its entirety

❑ Copy of driver's license for all occupants over 18

❑ $25 CASH for each applicant 18 years and older NOT financially  responsible for the lease for criminal background check. DO NOT SUBMIT ONLINE. Contact listing agent.

❑ Two most recent pay stubs

❑ If self-employed, we need last two years' tax return, 30 days of pay stubs,  and last two months of bank statements

❑ If receiving alimony, child support, inheritance, retirement benefits or  social security, we need court documentation or supporting documentation.


Income qualifications:


No more than 35% of gross monthly income can be used for rent.

(Example: Tenants combined gross monthly income is $5000. You take  $5000 x 35% = $1750. That means rent can be no more than that number.)


Credit qualifications:


No more than 50% of gross monthly income can be used for total bills. This will  include the rent for the property applying for.

(Example: tenants combined gross monthly income is $5000. Take $5000 x 50% = $2500. That means their total bills can't exceed $2500 including the rent

for the property.)


Income Verification 


May include the use of Rapid Employment Verification (REV). Link will be sent via email or text to verify income or employment through online banking. Completing application is as simple as following the link and logging into the online banking account where you receive direct deposits from your employer. 


Pet Policy


❑ Please consult the MLS Listing to see if pets are allowed.

❑ All applicants need to visit (regardless of having pet(s) or not) https://bairdwarnerpm.petscreening.com Cost is $30 per pet, and no cost for tenant-only or emotional support/service.

❑ If pets are allowed, there is a $500 security deposit for each pet.

❑ The following dog breeds are considered “unacceptable” - Akita,  Chow, Pit Bull, Bull Terrier/Pit Bull Terrier, Alaskan Malamutes, Doberman, Siberian Husky, German Shepherd, Boxer, Husky, Staffordshire Terrier, Rottweiler, Bullmastiff or Mastiff, Presa Canario, “Wolf Dog/Wolf Hybrid”, Cane Corso or any combination of these or any dog that has any of the above breeds lineage.

❑ Cats are prohibited.

❑ Pets must be at least two years of age. Puppies & kittens are  prohibited.

❑ Barnyard animals, reptiles, rodents and misc. mammals are also  prohibited.

❑ Baby-sitting or care taking of any other person(s) animals or pets is  prohibited.


Based on Application Results the following could be required:


❑ Additional security deposit

❑ Prepaid rent

❑ Shorter lease term

❑ Guarantor or co-signer must meet the following requirements:

o Must complete application and pay application fee.

o Must meet all the same requirements as the applicant and also  must have a strong credit rating.

o Must have a big enough gap (2.5 times the monthly rent)  between their monthly income and monthly debts.


Once tenant is approved satisfying all requirements:


❑ Listing agent/Property Manager will prepare the lease and addenda

❑ Lease will be provided to agents and tenants directly with  instructions.

❑ Security deposit will be due once the lease is signed in the form of a  cashier’s or certified check.

❑ For all move-in dates not on the 1st, the rent will be pro-rated and  the next month's rent will be due at move-in.

❑ Citizen Home Solutions will contact you to assist with setting up your water, gas, electricity, internet, cable/satellite TV, and security monitoring.

❑ At move-in, a walk-through to determine condition will be done.  Rent will be due in the form of a cashier’s or certified check in order for tenants to receive keys.
